Technopark-NOR is there to help coming investors and to offer premises of a modern logistics centre for rent in a strategically attractive place: Technopark-NOR is located 150 km by highway from Teriberka (Shtokman field), 25 km by railway or highway from Murmansk (Transport hub), 1 km by highway from Murmansk International Airport. In terms of logistics Technopark-NOR gathers all the privileges of a modern freight terminal within one territory: sufficient storing facilities, well-organized transport infrastructure and convenient location.
Proximity of Murmansk Airport allows working with air cargo transportation. The airport is currently being reconstructed in order to adjust the landing strip for all kinds of cargo aircrafts. There are both highway and railway communications between Technopark-NOR and the airport. Their freight terminal has 30-years experience in providing air shipment services all over Russia and far abroad using the tariffs of flight companies.
The railway leading from Technopark-NOR to the airport then connects to the main line covering the whole North-West Russia, including Murmansk, Saint-Petersburg and Moscow. This line has a name of “October Railway” and is subsidiary to “Russian Railways JSC”. The latest run national and international freight services for all types of commodity. They also operate containers and provide door-to-door delivery, giving real-time information on the progress and location of the shipment using electronic trading platform.
Cooperation with Murmansk Commercial Seaport makes it possible to manage sea cargo traffic. Equipped with modern handling facilities, the port handles wide range of cargoes and is fourth in Russia according to the volume of loads operated. Murmansk port is the second largest port in North-West Russia (after Saint-Petersburg). It takes a unique place among the northern ports of Russia due to its climatic conditions and geographical location. Owing to Gulf Stream, it is unfrozen all year round, unlike other northern ports of Russia.
The location of Technopark-NOR also benefits in regard to surface cargo transportation. The highway leading to Murmansk (25 km) is connected to the Federal route M-18 (Murmansk – Saint-Petersburg) which makes 1400km.
Territory of the Centre was earlier part of a bigger area that belonged to Russian government and was used as a supply base for agricultural needs of the Murmansk region. The area was later divided into several parts and sold to commercial companies. At present possibilities for expanding the territory exist.
Technopark-NOR is ready to act as an agent for providing additional information and organizing cooperation with operators of air, railway and sea cargo transportation.
STORAGE AND OFFICE PREMISES FOR RENT
The total area of Technopark-NOR is 46 645 m2
Covered territory (existing constructions) – 7 174 m²
Undeveloped area (open to tenants’ claims) – 10 000 m²
Cargo terminal facilities: bridge-crane, railway connected to the main line, asphalt access roads
Infrastructure: electricity, water/sewage, phone/internet, WIFI, 7/24 security
A1 is an office building – 750 m2 with offices available for rent: 10m2, 20m2, 40m2, fully-equipped conference room, kitchen and recreation rooms
B1 (430 m2 ) and B2 (1000 m2) are storages to be adjusted to tenants’ demands
B3 is planned as a covered warehouse with 4 300 m2 surface.
C is a bridge-crane for loads transfer. Its capacity is 12,5/20 tons and height is 8,5 metres.
T is a transformer substation owned by Technopark-NOR. Allowed capacity – 100 kwt. Can be increased to 1 500 kwt.
Z1 and Z2 are spaces to be developed. 10 000 m2 is an assumed area for future buildings.
